Before I go
over the steps involved let me tell you that the average short sale will
take anywhere between 4-6 months to complete…
all the while you are not making mortgage payments. So, you can take this money
and put it towards a land contract or a lease.
If you would like to know more about seller financing just give me a call
and I’ll go over that with you.
Step #1: Initially, the you’re contacted by myself or Jerry Smith. We will schedule a time to meet with you, fill out the listing agreement, take a few photos of the house, etc.
Step #2: You’re
contacted by my short sale processor. My processor will give you a list
of documentation needed to start the file.
You can either email, fax, mail, or even drop these documents off at my office.
If you never contact me, that is ok. I just want to make sure you don’t get taken advantage off.
Just make sure you work
with a real estate company that has a staff that works on short sales.
They are extremely time consuming and the last thing you want is someone to drop
the ball and ruin your chances of selling your home.

Step #3: Your home is placed on the market, and viewings of the home will be scheduled for potential buyers.
A typically home viewing is less than 15 minutes, and is always held with a licensed MI Real Estate Agent.
Step #5: Once
an offer is received, that offer is submitted to your lender. My processor’s job
is to follow up with the bank, collect all necessary documents,
and ensure the file will move along. Without constant follow up, bank will often
lose or stop working on your short sale.
This process usually takes up to around 3 months.
Step #5: Once the short sale approval is given by your lender bank,….
Remember about 3-4 months after I meet with you, your lender will want to close the sale within 30 days. When your home closes the process is complete.
You don’t owe the bank anything, and a foreclosure is not reported on your credit.
This may seem confusing, but don’t worry.
We’ll take care of
everything for you. We’ll negotiate with your lenders, we market the property
and we sell the property.
You pay absolutely nothing, focus on your life instead of foreclosure and owe
nothing after the short sale closes while avoiding a foreclosure reporting on
the credit.
